Advanced Package – Rs. 1950/-

CONSTRUCTION OF RESIDENTIAL PROJECTS: This is a material contract square basis irrespective of the quality and rate of each item of work. Work shall be executed as per the finalized drawing.

1. MEASUREMENTS, DESIGNING AND DRAWING

• Measurement will be considered from slab end to end.
• Each floor staircase considered as 100 sq.ft.
• Sump tank Rs. 15/- per liter (red brick/block walls).
• Additional Cost for Floor Plans, Elevation & Approval plan.
• Additional charges for elevation cladding.

2. EARTH WORK

• Excavation 6’ deep for foundation.
• Refilling excavated earth to sides & inside plinth.
• Extra soil removal charges to be paid by client.

3. CONCRETE WORK

• PCC M20 below foundation & floor (4” thick).
• PCC M25 for plinth beam 9” x 15”.
• RCC M25 for lintels & roof slabs (5” thick).
• RCC M25 for columns, beams & footings.
• Steel FE 500 as per structural consultant.

4. MASONRY

• Size Stone Masonry in CM 1:8 for foundation (2 ft height).
• Burnt brick/block CM 1:6 for 9” walls.
• Brick/block CM 1:4 for 4” walls.
• 3’ parapet wall above roof slab.
• Slab height 10’; extra height extra cost.

5. JOINERY

• Teak Grade II main door & pooja door.
• Neem wood frames for room doors.
• Readymade flush doors for bedrooms.
• Neem wood windows with polishing.
• Extra doors/windows at extra cost.

6. PLASTERING & FINISHING

• External walls CM 1:6 (sponge finish).
• Internal walls CM 1:6.
• Ceiling CM 1:4 (smooth rendering).

7. PAVIOR / FLOORING

• Vitrified Tiles (Rs. 55/- sq.ft).
• Pooja room tiles up to 7 ft (Rs. 50/- sq.ft).
• Bathroom ceramic tiles (Rs. 35/- sq.ft).
• Granite kitchen platform (Rs. 160/- sq.ft).
• External staircase 20mm granite (Rs. 60/- sq.ft).
• Parking flooring (Rs. 35/- sq.ft).
• Kitchen with Quartz sink & granite top.

8. WATER PROOFING & TERRACING

• 12mm Jelly concrete on roof slab.
• PVC downpipe 2.5” dia.
• Waterproofing for toilet sunken areas.

9. STEEL WORK

• TMT 500 grade steel.
• 12mm MS rods for window grills.
• MS railings for stairs.

10. PAINTING

• Interior: 2 coats putty & premium emulsion.
• Exterior: Primer + Asian Apex paint.
• Main & pooja door hand-polished.
• Windows/grills enamel paint.

11. ELECTRICAL

• Concealed wiring.
• Finolex / V-Guard wires.
• GM / Lisha switches.
• MCB board.
• TV point in living.

12. SANITARY & PLUMBING

• Inspection chambers.
• PVC underground pipes.
• CPVC water lines.
• Gate valves in each bathroom.
• 1000L overhead tank.
• White EWC (Rs. 4500/- range).
• Jaguar wall mixers.
• SS quality CP fittings.
